Meet the Family Behind a Local Cash Home Buying Company in Richmond

Richmond Property Buyers is a family-owned, local cash home buying company in Richmond, and I’m the owner, Joe Williams. We buy houses, multifamily buildings, land, and commercial property directly from owners, as-is, with no commissions or fees charged by us. This page covers who we are, how we work, and what you can expect if you call.

Joe Williams, owner of Richmond Property Buyers

Who I am

My wife and I live in Richmond, and we love this community. I went to Virginia Commonwealth University and earned a Bachelor’s degree in Business Administration. We’d always wanted to work in real estate, and in 2010 we made the move.

What I enjoy most about this work is solving problems. No two situations are the same. I’ve helped families get out from under a house they couldn’t keep up with anymore. I’ve helped families who had to move suddenly and didn’t have the time or money to fix up the house they were leaving. I’ve helped families who inherited a property they didn’t need or want. Each one had its own set of details to work through, and that’s the part I like.

What my family’s company does

We’re buyers, not agents, so we don’t list your property or market it for you. When it helps us close faster, we sometimes partner with other local investors on a purchase, and you’ll know who is on the contract. Here’s what that looks like in practice:

  • As-is, any condition. You don’t make repairs, clean out, or stage anything.
  • Cash, no commissions or fees. No listing agreement and no commission, and I pay the closing costs. I don’t charge you anything to make an offer.
  • Your timeline. With clear title, we can close in about seven days. If you need more time, we set the date later.
  • All kinds of property. Single-family homes, duplexes and small apartment buildings, land, and commercial buildings.
  • Owner financing, when it fits. If you don’t need all of your money at once, I can buy the property and pay you over time on written terms.

The people who call us are usually dealing with something specific: a foreclosure notice, an estate, a divorce, a rental they’re finished with, a move out of the area, or repairs they can’t take on.

What a cash home buying company in Richmond should be able to explain

Anyone can say they buy houses. What matters is whether they understand the details that decide if a sale actually closes, and whether they’ll explain those details before they become a problem. These are the ones I walk sellers through:

  • Title and liens. What a title search looks for, how mortgages, tax bills, and judgment liens get paid from the proceeds, and what happens when an old loan was never released.
  • Estates. Why an inherited house usually belongs to the heirs from the date of death, and when an executor can sign alone versus when every heir has to sign.
  • Foreclosure timelines. How a Virginia trustee sale is scheduled and noticed, and what options are open at each stage. My foreclosure guide lays it out.
  • Tenants. What happens to leases and security deposits when a rented property changes hands.
  • Code violations. Why an open notice doesn’t have to stop a sale, and who’s responsible once the deed is recorded.
  • Cash versus listing. When a listing is likely to net you more, and when it isn’t. My comparison page is honest about both sides.

When a question turns legal, I’ll tell you so and suggest you talk to an attorney. That’s their job, not mine.

Our core values, and what they mean day to day

We try to run the business on four values:

  • Deliver exceptional customer service. Return calls, keep you updated on the title work, and answer the same question twice without making you feel bad for asking.
  • Always maintain integrity and trust. Offers in writing, a settlement statement you can read line by line, and no pressure to sign.
  • Solve problems, a lot of them. Liens, heirs, tenants, code notices, tight deadlines: working through these is most of the job.
  • Show positivity and optimism. People often call on a hard day. There’s usually a workable way forward, and I’ll help you find it, even if it doesn’t involve selling to me.
