You’ve probably seen “we buy houses Henrico VA” on a roadside sign or at the top of a search page and wondered who is actually behind it. Here, it’s me, Joe, and my family’s company, Richmond Property Buyers. I’m a VCU business graduate, I’ve been in real estate since 2010, and I purchase homes for cash all over Henrico County, from Short Pump and Glen Allen out to Highland Springs, Sandston, and Varina. I take properties in whatever condition they’re in, I charge no commissions or fees, and closing can happen in about a week or on whatever date you need.
Henrico is a big, varied county. It curves around Richmond on the west, north, and east, it has no incorporated towns, and it runs most of its business from the county Government Center on Parham Road in Laurel, with a second Eastern Government Center on Nine Mile Road. Below is how a sale with me goes, plus the Henrico-specific details that tend to come up along the way.
“We buy houses Henrico VA” in four plain steps
- Start with a call or the form. Reach me at (804) 293-0208 or send the basics through my offer request form. I’ll ask about the property and, just as important, about your timing.
- A walk-through when it suits you. I come see the property in person. No open houses, no lockbox, no strangers traipsing through on a Saturday. Leave the dishes in the sink if you like.
- An offer in writing. You’ll get a clear number with no strings attached. Take a day or a week to think it over, and ask me anything about how I got there.
- Closing when you’re ready. A title company or closing attorney takes care of the deed, the payoff of any loans, and the transfer of funds. About seven days is possible with clean title; a later date is fine too.

Why Henrico homeowners call me
Inheriting a house. Probate for a Henrico resident is handled by the Clerk of the Henrico Circuit Court, whose office sits in the Courts Building at 4309 East Parham Road, Room 240. You request an appointment through the county’s online probate form, and the meeting generally runs about an hour. The clerk’s checklist starts with the original will and a certified copy of the death certificate. Once the executor qualifies, selling to me means nobody has to empty the house, fix it up, or keep paying utilities while the estate stays open. Your estate attorney can confirm who is allowed to sign.
Payments or taxes you’ve fallen behind on. If it’s the mortgage, move quickly; a sale before the foreclosure date can pay off the lender and keep your equity in your pocket. My page on avoiding foreclosure covers the choices. If it’s county taxes, Henrico’s Department of Finance bills real estate in two halves, due June 5 and December 5, and adds a 10% penalty after the due date. Parcels that stay delinquent long enough can end up in a court-ordered auction. Calling the county early beats waiting, and back taxes can be paid off out of the proceeds when we close.
Landlords who are ready to be done. The 2020 census counted about 37% of Henrico’s occupied homes as renter-occupied, so this county has a lot of landlords, and plenty of them reach the point where turnovers, repairs, and late-rent calls aren’t worth it anymore. I purchase single-family rentals, duplexes, and larger multifamily buildings with the tenants still living there.
Divorce. A single agreed number and a single closing date can take one big argument off the table. I’ll talk with both spouses and both attorneys, and I won’t push either of you.
Moving away. Whether it’s a new job out of state or a move closer to family, I can set closing around your moving truck instead of the other way around.
Code problems and heavy repairs. In Henrico, property maintenance and zoning complaints go to the Division of Community Maintenance in the Department of Community Revitalization. Its inspectors look at things like grass and weeds over 12 inches, trash and debris, and inoperable vehicles. The county aims for voluntary compliance first, but if deadlines pass, it can hire a contractor at the owner’s expense or take the matter to court. One honest note: if you’re over 62 or permanently disabled and on a limited income, ask the county about its Assistance Program for minor yard and debris problems before deciding to sell. It might solve the issue. If the real trouble is bigger, like a failing roof, foundation, or systems, I’ll buy the house exactly as it stands.
Selling as-is or hiring an agent: how to decide
Ask yourself three things: How much time do I have? What shape is the house in? How much certainty do I need?
If you have a few months, the house shows well, and you can handle some back-and-forth, a good Henrico agent is usually worth the commission. They’ll market the property widely, negotiate for you, and in many cases net you more than a cash buyer will. I mean that.
If the honest answers are “not much time,” “it needs a lot,” or “I need to know this is done,” a direct sale starts to look better. You skip repairs, showings, inspection renegotiations, and the risk of a buyer’s financing falling through. You also don’t pay commissions or fees to me. The side-by-side comparison on my site walks through each difference, and I’m glad to talk it over even if you end up listing.
Owner financing as an option
Some sellers would rather receive income over time than a single payout. When it fits, I can structure the purchase with owner financing: you hold the note, and I make payments to you on agreed terms. It tends to appeal to owners with little or no mortgage left. Because it affects taxes and carries legal details, bring your accountant and attorney into the conversation. I’ll lay out the numbers plainly so you can compare it with a straight cash sale.
Henrico communities and ZIP codes I buy in
I buy anywhere in the county’s five magisterial districts: Brookland, Fairfield, Three Chopt, Tuckahoe, and Varina.
- West End: Short Pump, Wyndham, Innsbrook, Tuckahoe, Laurel, and Glen Allen, around West Broad Street (US 250), Three Chopt Road, Parham Road, and the I-64 and I-295 interchanges
- Closer-in communities: Lakeside, Dumbarton, Chamberlayne, East Highland Park, Montrose, and Fair Oaks
- East End: Highland Springs, Sandston near Richmond International Airport, and Varina, where the Varina-Enon Bridge carries I-295 across the James
ZIP codes that fall wholly or partly in Henrico include 23059, 23060, 23075, 23150, 23222, 23223, 23226, 23227, 23228, 23229, 23230, 23231, 23233, 23238, and 23294. Several of them cross into the City of Richmond or a neighboring county, so if your address sits near a line, just call.
Across the river I also buy in Chesterfield County, including Chester and Midlothian, and of course in the City of Richmond. Houses, duplexes and apartment buildings, vacant lots, and commercial property are all on the table.
Henrico FAQ
My address says Richmond, but I pay taxes to Henrico. Which one handles my sale?
The locality where the property sits is what counts, not the city name on the envelope. For years most of Henrico used Richmond mailing addresses; on October 1, 2008, the primary mailing address for most of the county officially changed to Henrico. The county’s online property records will confirm where your parcel is, and a Henrico parcel’s deed and any probate go through the Henrico Circuit Court Clerk.
Where do I go to probate a will for a Henrico house?
The Clerk of the Henrico Circuit Court, in the Courts Building at 4309 East Parham Road, Room 240. Appointments are requested through the county’s online form ahead of time. An estate attorney can advise you on the rest.
Do you buy in both the West End and the East End?
Yes. I buy throughout the county, from Short Pump to Varina, and in any condition.
Can I sell a duplex or apartment building with tenants living in it?
Yes. Leases and security deposits are handled at closing the way your attorney and the title company direct, and your tenants don’t have to move out for the sale to happen.
What if I owe more than the house is worth?
I’ll tell you plainly if my offer can’t cover your loan balance. In that case your lender would have to agree to accept less, and you should talk with the lender and an attorney before going any further.
Will you buy a vacant lot or a commercial building in Henrico?
Yes. Along with houses, I buy land and commercial property. Send me the address and whatever you know about zoning and condition.
