Hanover County is two places in one. Mechanicsville and the Atlee corridor look like any busy Richmond suburb, and then you drive a few miles north or west and you’re among farms, woods, and country roads. More than a third of the county’s residents live in rural areas. If you own property anywhere in Hanover and you’ve searched “sell my house fast Hanover VA,” I’m Joe with Richmond Property Buyers, my family’s company. I buy houses and land for cash as they are, with no commissions or fees, and closing can be about a week away or later if you need.
Suburban or rural: why it changes the rules
Hanover designates part of the county as its Suburban Service Area. Which side of that line a property falls on matters for sellers in a way most people don’t realize:
- Property maintenance enforcement. Hanover Building Inspections enforces the Virginia Maintenance Code, covering the interior and exterior of buildings, inside the Suburban Service Area. The county’s tall weeds and grass rules also apply to certain properties there.
- Unsafe structures, countywide. Outside that area, Building Inspections still responds to reports of unsafe structures anywhere in the county, including the Town of Ashland.
- Utilities and buyers. A rural house on a well and septic system draws a different pool of buyers and lenders than a house on public utilities, and inspections focus on different things.
If you’ve received a notice from Building Inspections, call them at (804) 365-6039 with questions. Or send the notice to me, and I’ll price it into an as-is offer.
Selling farmland or acreage in the land use program
A lot of Hanover’s open land is taxed under the county’s Land Use Program, which assesses qualifying farm and open land at its use value instead of market value. The county is clear that this is a deferral, not a discount: the deferred taxes must be repaid if the land changes to a more intensive use. To qualify for agricultural use, for example, land has to be zoned A-1, have been in production for five years, and meet a five-acre minimum not counting a one-acre house site.
For a seller, that means one important question: will the buyer’s plans change the use? If land in the program is going to be developed, the repayment of deferred taxes becomes part of the negotiation. Who pays it should be spelled out in the contract. I’ll discuss that openly when I make an offer on acreage, and a real estate attorney can review the terms.
Estates at the Hanover courthouse
Probate for a Hanover resident happens at the Circuit Court Clerk’s Office, 7530 County Complex Road in Hanover. Before the appointment, you send the requested information to the clerk’s Probate Division by hand delivery, fax to (804) 365-6278, or email. Call (804) 365-6478 with questions. At the appointment, bring the original will, a certified death certificate, approximate values of the personal property and Virginia real estate the person owned alone, the names and addresses of the heirs, and payment for fees. The executor takes an oath and signs a bond.
The clerk’s page points out that appointing an executor doesn’t always happen when a will is probated, and that small estates under $50,000 in personal property may not need a qualification at all. When a house is involved, whether the executor can sell it alone depends on the will. If there’s no power of sale, the heirs, who generally own the real estate from the date of death, sign the deed. Ask your estate attorney before you commit to a sale date.
Taxes on a June and October schedule
Hanover’s real estate taxes come due June 5 and October 5. Note the October date; it catches people who are used to December. A payment made after the due date but before the end of that month carries a 2% penalty. After the end of the month, it becomes 10%, and interest starts at 10% a year. The Treasurer offers payment plans, and it sends delinquency notices about 10 days after each due date. Long-unpaid taxes can eventually lead to a public tax sale.
The county’s real estate tax relief program for owners who meet income and net worth limits applies to the house and up to 10 acres. If you’re considering a sale because of taxes, check that first. If selling is still the answer, the settlement agent pays any balance from your proceeds.
“Sell my house fast Hanover VA”: working with me, start to finish
- You call (804) 293-0208 or submit my offer form.
- I visit the property. For acreage, I’ll ask about access, surveys, and any land use enrollment.
- You get a written cash offer, with no obligation.
- A title company or closing attorney searches title, obtains payoffs for the mortgage and any liens, and records the deed at closing.
With clear title, about seven days is typical. Rural land sometimes needs a new survey, which can add time. More on my how we buy houses page.
Situations I help with in Hanover
- A mortgage you can’t keep up with. Servicers generally have to wait until a loan is more than 120 days past due before starting foreclosure, and Virginia requires an owner-occupant to be mailed notice at least 60 days before a trustee’s sale. A sale in that window can protect your equity. See avoiding foreclosure.
- A family farmhouse or homeplace. When the next generation doesn’t want to farm or maintain it.
- Divorce. A clear price and date for the house, whether it’s a Mechanicsville ranch or a place on ten acres.
- Rentals. Leases continue with me as the new owner, and tenant deposits are handed over at closing.
- Relocation, or repairs you can’t take on. Roofs, foundations, old wells and septic systems, or outdated everything.
Cash offer or agent?
Hanover is mostly homeowners, with about 82% of occupied homes owner-occupied. If your house is updated and ready, listing with a good agent will likely bring a higher price. My offer makes more sense for a house that needs substantial work, rural property with complications, land in the land use program, or when you need a certain date without showings or financing risk. You won’t pay commissions or fees to me. For a full side-by-side, see cash vs. listing.
If you own the property free and clear, owner financing can turn it into steady income instead of one payment. We’d put the terms in writing for your attorney and accountant to review.

Hanover seller questions
My land is in the land use program. What happens if I sell?
The county says deferred taxes must be repaid if the land changes to a more intensive use. Ask the Commissioner of the Revenue what a new owner has to file to keep the land enrolled, and make sure the contract says who pays any repayment.
Does the county enforce property maintenance on rural houses?
The Virginia Maintenance Code is enforced inside the Suburban Service Area. Unsafe structures are handled countywide. Either way, I buy the house in its current condition.
When are Hanover real estate taxes due?
June 5 and October 5. A 2% penalty applies through the end of the month, then it rises to 10% plus interest.
What do I bring to a probate appointment in Hanover?
The original will, a certified death certificate, estimated values of the estate’s assets, heir information, and payment for fees. Send the requested information to the clerk ahead of time.
Do you buy houses on wells and septic systems?
Yes. Tell me what you know about their age and condition, and I’ll factor it in.
Can you buy a farm with the house, outbuildings, and acreage together?
Yes. I can make one offer for the whole property. A plat or survey helps.
